The Zoning Board of Appeals (ZBA) is a seven-member panel whose duties are to evaluate requests for variances from the Zoning Ordinance and for temporary use permits.
Typical requests to vary from Ordinance requirements might include:
- to build a structure closer to the property line or to a water body
- to erect a larger sign or
- to construct fewer parking spaces.
The Zoning Board of Appeals members are appointed by the Township Board of Trustees to serve a three-year term. ZBA members are residents of the Township, representing various interests in the area.
The ZBA typically meets on the first and third Wednesdays of each month at 7:30 p.m. in the Township Auditorium.
If your project cannot be constructed without variances from the Zoning Ordinance, you must file an application with the Planning and Zoning Department. Staff will schedule your hearing for the next available meeting. Note that a minimum of three weeks lead time is required in order to send public notice of your request to owners of all property within 300 feet of your parcel. The variance process typically takes six weeks from applied date to completion. You may click here to view the application material for the Zoning Board of Appeals.
